Discovery, Documentation, Delivery. What happens in each phase, what you decide, and where the schedule risk actually sits.
Discovery, about 2 weeks
We review your lot, zoning, access and goals, then recommend the model and layout that fits. Site protection and foundation approach get sketched here too. You come out of Discovery knowing which of the six sizes is right and what your yard will look like during the build.
Documentation, about 3 months
Plan sets, permitting with your local jurisdiction and HCD coordination, plus your finish selections. A designer walks you through curated collections so decisions feel simple. Selections lock at the end of this phase, before fabrication, and locking on schedule is what protects your delivery date.
Delivery, about 3 months
Roughly 2 months of in-plant prefabrication of the aluminum spaceframe and finished panels, then about 1 month on site. Core and shell close up in the first week on site; the rest is utilities, finish and walkthrough.
Where the risk actually is
Not in the factory. Factory schedules are the predictable part. The main variable is local permitting, which is why we run prefabrication in parallel with the 60-day review window wherever plans allow.
