Fiber-cement, standing-seam steel, Marvin Elevate, European oak, mineral wool, engineered quartz. Six decisions, each made for a thirty-year horizon.

Exterior: fiber-cement cladding

Dense, factory-finished 8 mm panels with a PVDF factory coat, rated A1 non-combustible, 50-year substrate warranty and 15-year finish warranty. Color runs through the panel, so a scratch never reveals a different substrate. On a wildfire-prone lot, non-combustible is not a luxury.

Roofing: 24-gauge standing seam

Concealed clip fasteners, PVDF Kynar 500 over Galvalume steel, a 40-year paint warranty and a 150 mph wind rating. Nothing exposed to back out over time, and solar mounts on S-5 clamps without penetrating the roof.

Glazing: Marvin Elevate

Openings up to 16 ft wide and 8 ft tall, double-pane argon-filled low-emissivity glass. Big views, quiet rooms, tight envelope. This is the single detail that makes a small unit read as a large one.

Interior and envelope

Engineered European oak or polished concrete floors, engineered quartz surfaces, mineral wool insulation. Every one of these was chosen for how it looks in year twenty, not year one.
